1. Who this applies to
This Privacy Policy explains how Rupinder Tiwana, Sales Representative with HomeLife SilverCity Realty Inc., Brokerage ("we," "I," "us"), handles personal information collected through this website. It applies to information you provide through the contact form and any direct enquiries you send us.
We follow Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and Canada's Anti-Spam Legislation (CASL). Real estate services are also governed by the Trust in Real Estate Services Act (TRESA) and the Real Estate Council of Ontario (RECO).
2. What we collect
When you submit the contact form, we ask for the information needed to respond helpfully:
- Your name — so we know who we're speaking with.
- Phone number — to call or text you back.
- Email address — to follow up in writing.
- Your property intent — for example, whether you're buying, selling, a first-time buyer, your preferred areas, timing, and your preferred language (Punjabi, Hindi, or English).
- Anything else you choose to tell us in the message field.
We do not ask for financial, banking, or identity documents through this website. Please don't send sensitive documents by web form.
We also automatically collect limited technical and usage information when you visit — such as pages viewed, approximate region, and device type — through the analytics and advertising cookies described in Section 6.
3. How we use it
We use the information you provide only to:
- respond to your enquiry and answer your questions;
- help you buy, sell, or plan a move, in the language your family prefers;
- arrange calls, texts, emails, or meetings you've asked for;
- send you material you requested, such as the first-time buyer's guide.
We do not sell your personal information. We do not use it for unrelated marketing without your consent.
4. Consent & automated follow-up
By submitting the form and checking the consent box, you give us your express consent under CASL to contact you about your real estate needs by phone, text message, and email.
Automated call-back notice. Submitting the form may trigger an automated phone call or text message back to you shortly after (our "speed-to-lead" call-back), so we can reach you quickly. Standard message and data rates may apply. You can ask us to stop at any time — reply STOP to texts, tell us on a call, or email us — and we will honour it promptly.
You can withdraw your consent at any time using the contact details below. Withdrawing consent won't affect any transaction already underway, but we'll stop the automated and marketing follow-up.
To comply with Canada's Anti-Spam Legislation (CASL), when we send commercial email we commit to:
- not use false or misleading sender names or subject lines;
- identify the message as a commercial message where required;
- include our business identity and a valid mailing address;
- honour opt-out and unsubscribe requests promptly; and
- include an easy way to unsubscribe in every commercial email.
5. Who else touches your data
To run this website and respond quickly, we use a small number of trusted third-party service providers. They only process your information to provide their service to us:
- Tally — hosts and delivers the contact form you submit.
- Our automation & call-back pipeline — the "LatchFlow" workflow (built on an automation tool and a telephony/voice provider) that routes your submission to us and places the automated call-back or text described above.
These providers may store data on servers outside Ontario or Canada, which means it may be subject to the laws of the country where it is stored. We choose providers that offer reasonable safeguards, and we share only what's needed to respond to you. [Confirm the exact providers, their locations, and their data-processing terms with your automation setup and a lawyer before publishing.]
Third-party disclosure. We do not sell, trade, or otherwise transfer your personally identifiable information to outside parties, except to the service providers who help us operate this website and respond to you (and who agree to keep it confidential), or when we believe in good faith that the law requires it or that disclosure is necessary to enforce our policies or protect the rights, property, or safety of others. Non-personally-identifiable, aggregated information (for example, anonymous website-usage statistics) may be shared with advertising and analytics partners as described in Section 6.
6. Cookies, analytics & advertising
This site uses cookies and similar technologies for two purposes: to make the embedded contact form work, and to understand and improve how families find and use the site. The tools we use are:
- Google Analytics — measures how visitors reach and move through the site (for example, which pages are viewed, how long visits last, and the general region and device visitors come from). This helps us see which information families find useful. Google Analytics sets cookies and processes this data on our behalf; it may collect a truncated version of your IP address and an anonymous identifier. We do not use it to identify you personally.
- Google Ads (formerly Google AdWords) — helps us run and measure online advertising. It uses cookies to understand which ads led people to the site (conversion tracking) and, where enabled, to show relevant ads to people who have visited before (remarketing). This lets us reach families looking for a real estate representative who speaks their language, and to see whether our advertising is working.
These Google services may set their own cookies and transfer data to Google servers, which may be located outside Canada. Google acts as our service provider for analytics and advertising; its handling of data is governed by Google's Privacy Policy.
Your choices. You can control or refuse cookies through your browser settings. You can opt out of Google Analytics across all sites using Google's browser opt-out add-on, and you can manage personalised advertising through Google Ads Settings. Blocking these cookies will not affect your ability to use the contact form. [If a cookie-consent banner is required for your audience, confirm the setup with a lawyer before publishing.]
7. How long we keep it
We keep your enquiry only as long as needed to help you and to meet our professional and legal record-keeping obligations as a real estate representative. When it's no longer needed, we securely delete or anonymize it. [Confirm the retention period with your brokerage and a lawyer.]
8. Your rights (PIPEDA)
Under PIPEDA, you have the right to:
- Access the personal information we hold about you;
- Correct information that is inaccurate or out of date;
- Withdraw consent to further contact, subject to legal or contractual limits;
- Ask questions or complain about how your information is handled.
To exercise any of these, contact us below. We'll respond within a reasonable time. If you're not satisfied, you may contact the Office of the Privacy Commissioner of Canada.
9. Privacy contact

10. Changes to this policy
We may update this policy as our tools or legal obligations change. The "last updated" date at the top will always show the current version. Material changes will be posted here before they take effect.
Reminder: This is a working draft prepared to speed up the legal review. Bracketed items must be completed and the full text reviewed by a qualified lawyer (and checked against HomeLife/RECO/TRESA requirements) before this page goes live.
